  • Restaurant and office complex plan for former car showroom

    AMBITIOUS plans have been unveiled to turn a former car showroom in Crosby into a mixed-use of offices, studios, cafes and a restaurant.

    The site at 113 Liverpool Road has been targeted by Next Big Thing Developments who plan to create 20 modern workspaces and two cafes, as well as a restaurant in a separate building at the back.

    The regeneration specialists have an impressive track record, and boast Clock Tower Park Offices, in Fazakerley, and Baltic Triangle offices on their CV as previously successful projects.

    They want to expand their work in Crosby as they claim “the regenerating Crosby town centre is becoming a popular destination for bars, restaurants, cafes and independent retails.”

    The site used to be a car showroom before it was taken over by Freshfield Animal Rescue Charity Shop, who occupied the building until 2016, when they were told by new owners that they needed to find a new premises.

    This was because new developers Derwent Lodge Estates wanted to tear down the shop and build a two-storey restaurant, bar and 26 space car park, but this was rejected by Sefton Council's planning department because it would harm “residential amenity.”

    Next Big Thing Developments will be hoping for better luck when they eventually turn to the council for planning permission, but the project has not reached that stage yet.

    A website has been set-up by the firm to showcase the plans, which states: “The regenerating Crosby town centre is becoming a popular destination for bars, restaurants, cafes and independent retails.

    “Over the last eight years, Next Big Thing Developments have delivered over 40,000 sq ft of offices, studios and commercial space. From renovated factory buildings in the Baltic Triangle to fully restored Grade II listed mansions in Clock Tower Park, we have provided superb modern workspaces for over 70 companies.

    “113 Liverpool Road is our next large development, aiming to deliver fantastic studio office accommodation, restaurant spaces and creative workshops within a fully renovated former car showroom and workshop buildings.

    “Subject to planning, we aim to deliver a mixed use development of open plan studio offices around a central atrium with creative workshops and three A3 use class cafe / restaurant units.

    “Our proposals will include over 20 modern workspaces, including own front door creative workshops and open plan studio office spaces. As with our other developments, all customers will have access to high speed lease line internet systems and meeting rooms, included in the price.

    “There are two A3 restaurant / cafe units proposed to the prominent Liverpool Road frontage, both with dedicated pavement space and own front door access. In addition to this there is one self contained building which we are proposing a 1100 sqft A3 restaurant use unit.”
